We hope your stay in our house meets all your expectations and is a pleasure for both you and us.
I. Reservations
- You can reserve the house by sending an inquiry through the reservation form, contact form, by email, or by contacting us through social media. We will respond to the Tenant with a prepared reservation offer as soon as possible. After presenting the offer, you will have 3 days to transfer the deposit. If this deadline is exceeded, the reservation will be canceled.
- The reservation is binding for both parties only after the deposit for the reservation service is transferred. From that time, changing the reservation date or canceling it may not be possible. We will try to propose alternative dates, but if none of them suit you, we reserve the right not to refund the deposit. More about this below.
- The remaining amount for the reservation must be credited to our account no later than the day before arrival by 5 PM. It is possible to settle in cash on-site if such a need is reported in advance.
- We issue VAT invoices – please provide invoice details when making the reservation.
- Paying the deposit is equivalent to accepting these Terms and Conditions by the Tenant.
- Cancellation of the rental must be reported at least 30 days before the stay – in this case, the deposited funds will be refunded to the same account from which they were sent.
- In the event of cancellation within less than the specified period – the deposit is forfeited to the Lessor. An exception is when the Lessor rents the house for the original reservation period – in such a case, the deposit is refunded.
- The number of guests is determined before transferring the deposit. No more people can stay in the property than agreed, under penalty of terminating the rental agreement and forfeiting the deposited amount.
- The Lessor collects a deposit of 1000 PLN for the entire stay. The deposit is payable in cash during check-in and refunded during check-out.
- The deposit may be forfeited in case of damage to the house, its equipment, or significant contamination of the property.
- The Tenant and other guests are required to observe general safety and cultural rules. The Tenant is personally financially responsible for any damages caused to the house and garden during the stay. Simultaneously, the Tenant agrees to immediately cover the cost of repairs for the damages. The damaged equipment will be handed over to the Tenant after covering the damages and purchasing new equipment.
- The hotel day starts at 3 PM and ends at 12 PM. Check-in after 9 PM is possible only by prior arrangement.
- There is a separate residential building on the property, which may be used by the property staff. The staff handles the boiler room, snow removal, and potential additional services.
- No pets of the Tenant are allowed on the property. An exception may be a guide dog.
II. Stay
- Upon arrival, the Tenant takes over the house – please check all the equipment and the condition of the property. In case of any problems, damage, or destruction, it is necessary to note them in the remarks of both copies of the agreement.
- Before check-out, the Tenant and the Lessor (or his representative) inspect the house – they ensure that the condition of the house and equipment has not deteriorated. In case of problems, both parties write a statement and proceed to repair the damages.
- The Tenant is required to leave the house and its surroundings in a clean condition comparable to how it was found. Otherwise, the cleaning cost will be deducted from the deposit.
- It is forbidden to bring flammable and explosive materials into the house. No heating devices not included in the house equipment may be used in the house.
- Smoking is strictly prohibited in the house.
- Please turn off electrical appliances when leaving the house.
- Please do not open windows and doors for more than fifteen minutes during the heating season.
- When the fireplace is in use or the kitchen hood is running, the kitchen window should be ajar or unsealed.
- Please do not enter the house in shoes (except for the vestibule).
- The area around the house is monitored. Please read our privacy policy.
- In case of gross violation of the terms and conditions, the Lessor is entitled to shorten the stay, including ordering immediate departure from the property.
- The Tenant must read the sauna instructions before use. Under no circumstances should anything other than white towels be brought into the sauna. No part of the body should touch the sauna. Do not change the sauna settings. In case of breaking the rules, the Tenant will be charged for repair and cleaning costs.
- Only fully healthy and sober individuals can use the sauna. Before using the sauna, it is necessary to wash thoroughly each time.
- Children should not be left on the property without adult supervision, especially in the garden.
- We are not responsible for temporary inconveniences caused by a lack of utilities, especially during severe weather conditions.
- We are not responsible for items left on the property.
- Quiet hours are from 10 PM to 6 AM. In case of persistent noise violation and police intervention by neighbors – we reserve the right to immediately terminate the agreement with the Tenant, and the deposited funds will be forfeited.
III. Complaints
- The Tenant has the right to file a complaint.
- Any complaints are accepted verbally by the property staff, or they can be sent to the email address provided in the agreement.
- Complaints should be filed immediately after their cause arises.
- The complaint will be reviewed within 14 days from the date of filing.
IV. Final Provisions
- In matters not regulated by these Terms and Conditions, the provisions of the Civil Code apply.
- Disputes between the Lessor and the Tenant will be settled amicably. Otherwise, the competent Common Court will resolve the dispute.
